The process, drawn out

Property is a procedure, not a personality.

Find, appraise, verify consent, check licensing, stress the numbers, structure it, operate it, refinance it. Eight steps. We teach every one, in order, with the paperwork.

01

Four levels, in sequence

Foundation, Analysis, Compliance, Scale, for every strategy. You never get handed an advanced tactic before the groundwork that makes it safe.

02

Everything has a document

Heads of terms, management agreements, guest packs, licence applications, schedules of work. The contract vault is the reason the training is worth its price.

03

Verified against current law

Renters' Rights Act 2025, Section 24, HMO licensing thresholds, Article 4 directions, EPC minimums, redress and anti-money-laundering duties for sourcers.

This is for you if

  • You want the steps written down, in order
  • You think in spreadsheets and want the maths to be real
  • You would rather over-prepare than improvise

Don’t buy this if

  • You want motivation more than method
  • You dislike detail and paperwork

We would rather lose the sale than take money from someone it will not work for.

Everything, and what each part costs

The things you’re actually thinking

How do I know this isn't another property course that goes nowhere?

Check us the way you should check anybody. Andrei's companies are on Companies House with filed accounts. The training states exactly what is included and for how long. The free library is genuinely free and substantial, read it before you spend anything and judge the quality yourself. And we publish the compliance we teach: consent chains, licensing, financial promotion rules. Programmes that skip those are the ones that cost people money.

What if I don't have much money to start with?

Then you start with a control strategy rather than an ownership one, rent-to-rent, rent-to-serviced-accommodation or deal sourcing, where you are paid for the arrangement rather than the asset. These need working capital, not a deposit: realistically £6,000–£12,000 for a rent-to-SA unit including furnishing and float, or about £1,000–£1,500 of compliance to source legally. Anyone telling you it can be done with nothing is not counting properly.

I work full time, when would I do this?

Most people start around a job, and the strategies that suit that are the ones we push you toward first. Viewings happen on Saturdays, landlord calls happen at lunchtime, and the training is on demand rather than on a timetable. If you have five hours a week and you use them consistently, that is enough to start. If you have five hours a month, be honest with yourself and wait.

What happens if it doesn't work for me?

Courses, books and downloads are digital content, you tick a box asking for immediate access, which under the Consumer Contracts Regulations 2013 ends the 14-day cancellation right, and we email you written confirmation of that. Memberships are services, so the 14-day right stays and you may be charged proportionately for what you used. We also keep a voluntary 30-day goodwill guarantee on the book library. That is the whole position, stated before you pay rather than buried after.

Start with the checklist you need most

HMO, rent-to-rent or viewings. Free, instant, and it will tell you more about how we teach than any promise on this page.
