The things you’re actually thinking

What if I don't have much money to start with?

Then you start with a control strategy rather than an ownership one, rent-to-rent, rent-to-serviced-accommodation or deal sourcing, where you are paid for the arrangement rather than the asset. These need working capital, not a deposit: realistically £6,000–£12,000 for a rent-to-SA unit including furnishing and float, or about £1,000–£1,500 of compliance to source legally. Anyone telling you it can be done with nothing is not counting properly.

Isn't it too late, hasn't everyone already done this?

The easy version is over. Rates are high, Section 24 removed the tax advantage from personal buy-to-let, Section 21 is gone under the Renters' Rights Act 2025 and short-let licensing is spreading. What that has actually done is push the margin from 'buy anything and wait' to operational skill, which means fewer amateurs competing with you, not more.

I work full time, when would I do this?

Most people start around a job, and the strategies that suit that are the ones we push you toward first. Viewings happen on Saturdays, landlord calls happen at lunchtime, and the training is on demand rather than on a timetable. If you have five hours a week and you use them consistently, that is enough to start. If you have five hours a month, be honest with yourself and wait.

What happens if it doesn't work for me?

Courses, books and downloads are digital content, you tick a box asking for immediate access, which under the Consumer Contracts Regulations 2013 ends the 14-day cancellation right, and we email you written confirmation of that. Memberships are services, so the 14-day right stays and you may be charged proportionately for what you used. We also keep a voluntary 30-day goodwill guarantee on the book library. That is the whole position, stated before you pay rather than buried after.
