Assisted Sale Agreements
Charges, security and protecting the money you put in
In an assisted sale the owner keeps the legal title throughout, so the money and months you put in are only as safe as your paperwork. This book shows you how to protect them. It explains the arrangement in plain English as a promise secured against a property, and sets out every permission the works and the arrangement may need, including telling the owner's lender. The contracts chapter shows how a good agreement decides in advance who bears the consequence of every event, from a sale to a change of mind, a death or a bankruptcy, and how your money is actually secured with a charge over the title. You will see the safety and legal duties you take on by funding and managing works to a building you do not own, and how the tax treatment of your profit and your choice of vehicle change what you keep. It ends with a checklist to run before your money moves and the plain cost of bad paperwork. Next in this series: “A Pipeline of Assisted Sales”.
