The Split Appraisal
Combined value versus individual values, and the costs in between
A building held on one title is often worth less than the sum of its parts held on separate titles, and this book teaches you to test whether that gap holds a real profit. It reduces every split to three numbers and shows where to find the free, public evidence behind them. You will see why even a strategy whose profit comes from paperwork rests on income more often than beginners expect. The central chapter sets out the full cost stack between the combined value and the individual values, the chapter that separates investors who profit from splitting from those who only talk about it. The appraisal is stress-tested against a bad month, voids and a rate rise, and a complete worked example follows one deal from the two values through the costs and the stress test to the exit. It ends with a calculator to run on every building and the legal questions it cannot answer. Next in this series: “Leases, Lenders and Land Registry”.
